Mould Removal Cost Brisbane 2026: Prices and Who Is Liable

Brisbane has a mould problem the southern capitals do not, and it is not about leaks. It is that the air itself is wet for months at a time. Mould here does not need a burst pipe to get started, which is why Brisbane jobs are more often about the whole building envelope than a single wall.

Here is what the market charges, why quotes for the same job differ by thousands, and why, if you rent in Queensland, you are on stronger legal ground than renters anywhere else in the country.

Published Queensland averages for a straightforward domestic job sit around $450, which tells you most jobs quoted in this state are small ones. The moment a subfloor or a roof space is involved you are in a different bracket entirely. Figures are current as at August 2026 and the industry generally quotes excluding GST.

Why the same job varies by thousands

  • Surface treatment versus remediation. Treating what you can see is a few hundred dollars. Removing saturated plasterboard or insulation, drying the cavity and relining it is a trade job with a trade price.
  • Whether the moisture source is included. In Brisbane this matters more than anywhere, because the source is often ambient humidity or a subfloor rather than a single leak, and treating the wall without addressing the cause guarantees a repeat.
  • Containment. Cheaper without it, and it spreads spores through the rest of the house.
  • Verification. Post-remediation testing is a separate line item, and insurers and agents usually want it.

Ask every company the same question before you compare numbers. What is causing the moisture, and is fixing it in this quote?

If you rent in Queensland, the standard names mould directly

This is the strongest tenant position in Australia and a lot of Queensland renters do not know it exists.

Queensland’s minimum housing standards require a rental property to be free from vermin, damp and mould, and that has applied to all general tenancies since 1 September 2024. Not “structurally sound”, not “fit to live in”. Free from mould, in those words.

The standard carves out mould the tenant caused. The Residential Tenancies Authority draws the line clearly. The owner or manager is responsible where the cause is structural, a leaking roof being the example given, or where it results from reasonable use of the property, such as a leaking showerhead. The tenant is responsible where it comes from their own actions, the example being steam build-up without using the ventilation provided.

That “reasonable use” limb is the useful part and it is broader than most people assume. A shower that leaks because the membrane has failed is not tenant misuse. It is the property failing under normal use, and that lands with the owner.

What decides it in practice is evidence about cause. An independent inspection with moisture readings settles whether you are looking at a building fault or a ventilation habit, and it does so in a form the RTA, an agent or an insurer will accept. Why Brisbane properties in particular

  • Humidity that does the work on its own. Mould needs sustained humidity above roughly 60 percent, and Brisbane spends much of the year there. No leak required.
  • Queenslanders and subfloors. Elevated timber homes with open or partly enclosed subfloors and no vapour barrier feed moisture up into the floor structure continuously.
  • Storm season and flooding. Summer storms and the flood history in this catchment mean a lot of Brisbane properties have been wet at some point, and mould that started then often never fully went.
  • Air conditioning. Split systems that run all summer collect moisture and biofilm in the head unit and then blow spores around the room. It is one of the most common sources we find and almost nobody suspects it.
  • Sealed modern builds. New airtight construction without adequate mechanical ventilation traps humidity that an old Queenslander would simply have breathed out.

Before you accept a quote

  • Ask what the moisture source is, and whether it was measured or guessed.
  • Ask whether the subfloor and roof space were inspected. In Brisbane, skipping those is skipping the likely cause.
  • Ask whether the inspection fee comes off the job if you go ahead.
  • Ask whether the report will satisfy your insurer or the RTA if it comes to that.
  • Check for IICRC accreditation.
