How to choose a mould remediation company
Short answer: pick the provider that can show you certification, explain your moisture source, and put containment and clearance in writing. Price comes after those three.
The checklist
- Verify the firm. Search the business on the IICRC Certified Firm register. Then ask which certified technician, usually an Applied Microbial Remediation Technician (AMRT), will run your job.
- Ask what standard they work to. The answer should be AS-IICRC S520:2025 or ANSI/IICRC S520.
- Ask where the water is coming from. If nobody has checked with a moisture meter, the quote is a guess.
- Read the scope for containment. Plastic sheeting, negative air and HEPA filtration should all be named.
- Check what gets removed, not just treated. Porous material that’s been wet for days usually has to come out.
- Ask how the job is signed off. Post-remediation verification, ideally with readings, should be in the quote.
- Ask for the paperwork up front. Photos, moisture readings and a written scope are what insurers and tribunals look at.
- Confirm who does the work. Is it the company’s own crew or a subcontractor from a network?

What to ask for on a non-residential job:
- Staged work so the site keeps trading, often after hours or floor by floor
- HVAC isolation before work starts, because shared air handling spreads spores between rooms

- Containment: the area is sealed and run under negative air.
- Removal: porous material that can’t be saved comes out; hard surfaces are HEPA-vacuumed and cleaned.
- Cleaning: surfaces are wiped and treated, with low-toxicity products around people and pets.
- Drying: dehumidifiers run until moisture readings are back to normal.
- Verification: a post-remediation check confirms the space is back to normal before containment comes down.

Methods to be sceptical about
Ozone is a lung irritant, needs the building empty, and doesn't remove the mould itself. Fogging has a narrow role as an extra step after physical removal. Neither replaces removal, so question any quote built around them.
Safety considerations
Short answer: small surface patches are a DIY job; anything larger, porous or recurring isn’t.
- The one square metre line. Under that, on hard surfaces, you can usually clean it yourself with gloves, eye protection and a P2 mask, room ventilated.
- Skip the bleach on porous surfaces. It bleaches the stain and leaves the roots.
- Don't dry it out first. Dry mould releases more spores.
- Keep vulnerable people away. Anyone with asthma, allergies or weak immunity should stay out during works, as Better Health Channel advises.
- After a flood, throw out what stayed wet. Queensland Health says porous items wet for more than two days should go.

Search the business on the IICRC Certified Firm register, then ask for the certification of the technician running your job, usually AMRT. A genuine operator will give you both without fuss.
How many quotes should I get for mould remediation?
Two or three, and only from providers who have actually looked at the property. Compare the written scopes line by line. The cheapest quote is usually the one missing a step.
What should a mould remediation quote include?
The moisture source, the size of the affected area, containment and air filtration, what gets removed versus cleaned, drying time, and how the job is signed off. If any of those are missing, ask before you sign.
